Is Now the Time to Sell Your Farragut Home?

If you live in Farragut and have thought about selling your home, it’s time to stop pondering and start planning. The demand for housing in Knoxville remains unprecedented, with the region registering more home sales in 2021 than any other year on record. The growth of the area, coupled with the widespread appeal of Farragut’s properties, neighborhoods, and community, will make your home a sought-after investment.

Farragut Homes are a Great Fit

The Town of Farragut is a diverse combination of new and old. With historic roots in its former life as Campbell’s Station, Farragut’s homes were built in the 1970s, 1980s, and beyond, offering a broad range of architectural styles. Farragut’s well-planned neighborhoods bring spacious lots, gently rolling hills, and mature trees, and nearby Fort Loudoun Lake boasts homes that relish beautiful lake views.

While the median age of Farragut homeowners is in the forties, the town offers housing to suit any age buyer. The average size of a Farragut home is 2,120 square feet, and these roomy floor plans often include bonus rooms and basements which are perfect for growing families. Still others are one-level ranchers with the primary bedroom on the main floor – desirable for retirees who wish to age in place.

Changing Lifestyles are Reflected in Our Homes

Farragut houses fit the bill when it comes to the evolving needs and living habits of today’s homeowner. Due to COVID, homes perform double duty when it comes to work and play. Spaces that once occupied traditional roles of living room, dining room, and spare bedroom are now becoming study areas and home offices. Larger floor plans are coveted for noise control and privacy. And for active empty-nesters looking to downsize, selling their family-ready homes is an ideal way to take advantage of today’s hot housing market.

Corporations are Flocking to Knoxville

In September 2021, Smith & Wesson announced that their corporate headquarters would be relocating from their 170-year-old home of Springfield, Massachusetts to Maryville, Tennessee. Low cost of living, a friendly business environment, and the centralized location for distribution were listed by the company as  just a few of the reasons.

The Oak Ridge National Laboratory, University of Tennessee, and Tennessee Valley Authority have made East Tennessee an irresistible location for businesses like Smith & Wesson along with electrical vehicle manufacturers, energy storage and battery companies, and television and film production companies. This industrial growth has brought an influx of workers relocating to the area, with 40% of all buyers in Knox County moving from out of state in 2021. And for professionals around the country who can work anywhere, the lack of state income tax, slower pace, and beauty of the area’s natural resources has led them to pursue a satisfying life in Big Orange Country.

A Thriving Atmosphere for Leisure

Play is just as important in our region as work, and Farragut is leading the way in the growth of leisure activities. Along with Turkey Creek Shopping Center’s hundreds of local and national retailers, distinctive dining, and premier Regal Pinnacle IMAX, 4DX, ScreenX, & RPX movie theater, Farragut is continuously expanding its own recreational offerings. The global sports entertainment company Topgolf is opening a location in Farragut, and the town has created new community events like Hide & Seek with the Admiral and May Day Picnic.

Popular McFee Park is undergoing a multi-phase expansion to include tennis courts that will also serve as pickleball courts, a five-acre lawn, pavilion, outdoor patio, and lighted walking trails. The park expansion is the largest capital project in Farragut’s history.

And, of course, Farragut residents enjoy easy access to I-40 and I-75 and are just minutes away from Knoxville, Oak Ridge, and the Great Smoky Mountains National Park.

Farragut - a Desirable Choice

With the improvement of U.S. economic conditions and the attractive options for work and play, the need for housing inventory in Knoxville has reached record-breaking levels. Farragut’s appeal is universal to every generation of buyers thanks to its variety of home styles and thriving community atmosphere. Add in a stellar stellar school system, and the municipality is proving to be a favorite living destination. Minimal inventory is making prices rise higher than other West Knoxville neighborhoods, and it’s a good time to sell while rising home prices are still within reach of many out-of-state buyers moving to a lower cost-of-living region.

A Great Time for Farragut Home Sales

Are you convinced it’s time to sell? I’m here to help.

My husband, three boys and I moved to Farragut just two short years ago, but it feels like we’ve been here much longer. We’ve embraced the community, and it has embraced us. I have an insider’s understanding of the town, and I keep a finger on the pulse of what is happening in Farragut - both as a resident, and a Realtor®. In just two years I've become a Top Producing Realtor in Knoxville, and am known in the community as a Farragut Listing Specialist.

With our own move still fresh on my mind, I relate well with relocation buyers who are specifically looking to move to Farragut. I’m acutely aware of what they are seeking in a Farragut home, which gives me the ability to market yours to the fullest.

When it comes to selling your home, the right pricing is crucial. I hold a BS in Accounting from Virginia Tech and have been a licensed Realtor® for nearly 16 years. I’m a certified Pricing Strategy Advisor (PSA), and was the #1 agent in volume at Slyman Real Estate in 2021. I have the know-how to ensure your home is priced accordingly without leaving money on the table.
