As mortgage rates drop, monthly payments become more manageable, which can bring buyers who were previously priced out back into the market. Founded in 1921, the team has undergone several relocations and name changes before settling in Sevierville in 2000. Knoxville Market Trends: August 2024

Hey there, Buyers and Sellers! Let's dive into some key real estate metrics that can give us a better understanding of the current market trends in Knox County. 

First up, we have the Months Supply of Inventory, which is sitting at a low 2.02. This means that there is a relatively low supply of homes on the market compared to the demand from buyers.

The Median Days Homes are On the Market is a speedy 16 days. This shows that homes are selling quickly, which is great news for sellers looking to make a move.

When it comes to the List to Sold Price Percentage, we are looking at a strong 98.7%. This means that homes are generally selling very close to their listing price, which is a positive sign for sellers.

And finally, the Median Sold Price is $396,000. This gives us a good idea of the average price that homes are selling for in the current market.

Overall, these metrics suggest a market that is favorable for sellers, with homes selling quickly and at a high percentage of their listing price. For buyers, it may be a good idea to act fast and be prepared to make competitive offers to secure a home in this fast-moving market. 

Yet, there are emerging signs that conditions may be trending more favorably for Buyers.  Despite low inventory, List to Sold and Median Sold Price ticked down from July, and Days on Market inched up.  Together, these show the early stages of market factors that may take pressure off of buyers for the next few months.
