“If I’m the one finding the home and writing the check, why do I need an agent?”
But here’s what most people don’t realize: buying a home is about a lot more than finding it.
Without proper representation, you can end up paying more, missing critical protections in the contract, or facing issues that could have been avoided — sometimes with lasting consequences.
1. You Need Someone Representing Your Best Interests
If you call the listing agent directly, understand this: that agent works for the seller. Their job is to get the best possible terms for the seller — not for you. Even if they seem helpful, their fiduciary duty is to the seller. Without your own agent, you have no one legally obligated to advocate for you in price negotiations, inspections, appraisal issues, or closing terms.
2. You May Not Actually Be Saving Money
Many buyers assume that by not having an agent, they’re saving the seller 2–3% of the purchase price. From inspections to appraisals to title work, there are dozens of moving parts once you go under contract. Without an agent, you’re responsible for tracking every deadline and coordinating every piece. If something goes wrong — a delay, a bad inspection report, an unexpected lien — who is helping you navigate it? A good agent manages the entire process so you don’t have to.
5. You Need an Advocate When Things Go Sideways
I’ve also seen too many cases where buyers thought they were saving money and ended up paying more — or got trapped in a difficult transaction because they didn’t have an agent looking out for them. They ended up confused about key terms, unhappy with inspection results, or unable to negotiate repairs or credits effectively. And without representation, they had no one to advocate for them when things went sideways.
It gets worse: I’ve had situations where buyers specifically signed a document stating they were unrepresented, fully aware that I represented only the seller. Yet after the transaction, when something didn’t go as they had hoped — such as earnest money being withheld due to a contract default — they tried to claim I had taken advantage of them or failed to protect them. In some cases, they argued that they didn’t understand the transaction because no one had advised them — even though they chose not to have an agent. This creates unnecessary disputes and legal headaches for everyone.
It is exactly why having your own agent is so important.

A good buyer’s agent knows the local market, understands negotiation strategies, and can spot issues before they become problems. They can advise you on pricing, property risks, offer terms, and more — ultimately helping you make a smarter purchase.
